1.  Bid Online:  Set up a bidders account then register online for this auction.  Bid online.

2.  Bid Center:  You can attend a bid center on the last day of bidding at the farm or our corporate offices in Alabaster, AL.  Our staff will assist you with registering and placing your bids. 

3.  Absentee Bid Form:  You can request an absentee bid form from Pearce & Associates.  Complete this form with your maximum bid amount and submit a check in the amount of 10% and we will register you and bid on your behalf.  

Terms of Auction:  10% buyers premium.  Property sells subject to sellers approval.  Winning bidder must submit a cashiers check in the amount of 10% and execute a non contingent sales contract within 48 hours of the auctions ending.  Purchaser must close within 30 days.  Purchaser pays closing cost and title insurance.  Time is of the essence.  Closing attorney's: McCleod & Associates, Hoover, Alabama.  Property restricted to just one residence per access.

Seller will require 30 days after closing to move out of the property or no later than September 26th, 2018.

The terms are 10% down payment with the balance due within 30 days.

transaction. Larry “Chip” Pearce Jr. has been an agent for the Seller in this
transaction and is to be paid a commission by the Seller.

A 2% brokers/agent participation fee is available to any qualified agent who is licensed in the State of Alabama. You must be an agent for the buyer and not the buyer to qualify.

The Auctioneer reserves the right to reject bids from anyone who does not comply
with the terms and conditions of this auction.

Bidding: Bidding info- When you bid your max the current bid price doesn't automatically go to your max bid. Someone else has to bid to increase the current price and the
computer will automatically bid up to your max in the increments specified.

This auction has what is called an auto extend feature, meaning the auction will not close until all bidding parties are satisfied. If any bids are placed within the last 5 minutes of the auction, the bid on lot(s) will extend for 5 minutes. The bidding will extend in 5 minute increments from the time the last bid is placed until there are no more bids, and the lot sits idle for 5 minutes.
